New Resident Checklist

Instructions for new Residents:

Once you have signed up to our website please login complete the following steps:

(NOTE: download links will only work once your account is approved and you can log in)

  • All New Residents
    • Login to mallardplace.org.uk by clicking SIGN IN.
    • Download and read our Handbook.
    • Read sign and submit the Pool Rules – you can not get your key fob activated without signing these rules.
    • Join the Swimming Pool WhatsApp Group (join link on logged in homepage) – you can then arrange to collect and activate your key fob.
    • Read and sign our Parking Rules. – parking spaces are monitored
    • Whitelist ‘@mallardplace.org.uk’ with your email provider – follow whitelist.guide
    • Check that you have one Red Parking Disc (resident) and one Green Parking Disc (visitors) in your property. If not please contact the Parking team using My Tools -> Submit Help Request.
    • Put your Red Disc in your own car if you need to use a communal space for a reasonable period (see Parking Rules).
    • Ask your visitors to display the Green Disc if they use a visitor/communal space, they need to return it to you when they leave.
  • All Owners Only
    • Login & go to My Tools or My Profile and complete the Create a RIPA Subscription Payment form to set up your Quarterly Subscription by Direct Debit.
    • If you are about to embark on renovation of your property then please read the Contractor Regulations.
  • All Tenants Only
  • Flats & Maisonettes Residents
    • Ensure you have located your nearest Refuse and Recycling room – bin room door codes are on the Flats Information page.
    • Only use the bin rooms & ensure bin room doors are closed after you.
    • Do not leave waste on the roadways/driveways.
    • Do not leave waste on your doorstep.
    • Do not order council recycling bins.
    • RIPA does not allow Dogs and.or Cats to be kept in Leasehold properties.

    • Self Service: Our website holds lots of information for logged in users – please use the menus or search facility to locate information. You can also try RIPA Bot our friendly automated assistant (experimental).
    • Questions/Help? Please use My Tools -> Submit Help Request and select the most appropriate category to ask for help.
    • Community: There is an active WhatsApp community with several topic groups – use My Tools -> Submit Help Request to request the link to join or click the link on the My Home page (you need to be logged in).
    • Newsletters: Regular email newsletters are published – to view the archive please visit Resources -> Newsletter Archive.
    • Need a trades person for internal works? We hold a list of recommended contractors to view or submit recommendations visit Resources -> Business Directory.
    • Holiday/Short Term Letting: no subletting, holiday or short term letting permitted in any property on Mallard Place.
